Selling a home in Kansas City
Most of my work is listings. Here's what that means in practice.
Before your house goes on the market, I'll walk it with you and tell you what to fix, what to leave alone, and what buyers in your specific neighborhood will pay a premium for. I'll give you a price and show you the comparable sales behind it. Then I'll market it properly, run the showings, and negotiate every offer like the money is mine.
Some of my listings go under contract in a day. Some take longer because we held out for the right terms. Either way, you'll always know why.

Walk-through and pricing
I come to the house. We go room by room. You leave that meeting with a price, the comps that support it, and a short list of what's worth doing before photos.

Prep
I coordinate whatever the house needs: cleaning, paint, a repair, staging. I have people for all of it. You don't have to find anyone.

Photos and launch
Professional photography, a listing that reads like a person wrote it, and a launch timed to the week, not whenever it's ready.

Showings and offers
I run showings and feedback. When offers come in, I tell you what each one is really worth after inspections and financing, not just the number on page one.

Negotiation to closing
This is the part I'm known for. Inspection requests, appraisal gaps, timing. I'll push where pushing helps and tell you honestly when it won't.

Questions sellers ask me
What does it cost to sell my house with you?
Commission is negotiable and it's the first thing we'll talk about, in writing, before you sign anything. There are no hidden fees. Your closing statement will match what we agreed to.
Should I fix things before listing?
Some things, yes. Most things, no. The rule I use: if a buyer will see it and mentally subtract more than it costs to fix, fix it. Fresh paint and a deep clean almost always pay. A new roof to sell almost never does. I'll give you a specific list for your house.
How do you decide the list price?
Recent sales of similar homes in your neighborhood, adjusted for condition and what's currently competing with you. I'll show you the actual comparable sales, not a Zestimate. Then we pick a strategy: price to create competition, or price to the number you need. Those are different plays.
Do you stage homes?
When it helps, yes. Vacant homes almost always benefit. Occupied homes usually just need editing: fewer things, better light. I'll tell you which one your house is.
I need to sell and buy at the same time. Can you handle both?
Yes, and it's most of what I do. The hard part isn't finding the next house; it's sequencing two contracts so you're not homeless for a week or carrying two mortgages for a month. I've done this enough times to know where it breaks.
Do you work with Spanish-speaking sellers?
